LEGAL. How do we proceed?
 
 

Market Information. Through the Villa Solera information system we store information on all projects in the region on a regular bases. We verify if these projects meet our quality standards. Our supported agents are familiar with the market, average prices and the period that projects are offered for sale. Furthermore, they receive a lot of inside information on projects as they are active in the field every day.

 
 

Tax Consultancy. Villa Solera consultants are informed about all tax issues on the purchase of Spanish property. If specific knowledge is required, the consultant can rely on specialist to consult him.

 
 

Financial Posibilities. Our financial specialists will give you a clear advice on all financial posibilities through Spanish banks. They can also consult you on financial issues regarding your home country. With our financial consultants you will find the best conditions in case you need finance. We will take in account your revenues and tax deduction posibilities. We help you through the paperwork and we take care that all is settled before you sign the title deed.

 
 

Inspection Trip. As most agents arange for you an inspection trip to visit the construction sites or the properties that match the search profile, we will plan a fist meeting while you are in Spain. Our consultants will inform you on how to investigate properties on your own account, such as interior design, price/quality, usefullness and instalations. For that reason we have developped a usefull guide.

 
 

Legal audit and negotiations. If there is a property that meets your expectations and you wish to purchase it, the legal department of Villa Solera will investigate all legal aspects. As a buyer you have the obligation to perform research to some extend. Subjected to the legal audit are issues as legal ownership, construction plans and licenses for new to built property, etc.. Meanwhile, your consultant will try to negotiate the best deal for you, taking in account the market prices, location of the property, surroundings, construction quality, estimated return on capital, etc.

 
 
 

Confirm Deal. After we reach an agreement with the selling party, we put the deal into writing according to Spanish law. We asure to put into writing all specific details like disclaimers, Force Majeur, finance and other terms.

 
 
 

Translations. All non Spanish paperwork will have to be translated to Spanish. Villa Solera will translate these documents for you through her own offices at reduced rates. This way we can save you up to 50% of the translation costs. More over because Villa Solera is in direct contact with the different offices of banks and notaries and therefore knows which documents to translate and which not. We will prevent unnesesarry translations.

 
 
 

Secured Bank Account. Villa Solera has a secured bank account to transfer or ´park´ payments of our clients. Your money is not paid until payment is due and it is seperated from any company asset.

 
 
 

The delivery. In Spain, property is delivered by signing a title deed with a notary. We will take that all necessary information on the procedure reaches you in time so that you are prepared once you are in the notaries’ office. If necessary we will take care of a power of attorny and represent you in all you see fit. You can be asured this way that your property is delivered in the proper way and conditions.
